Sneakers, bagels, and beauty treatments: Here are Suburban Square’s newest tenants
Suburban Square owner Kimco Realty has turned its attention to stores that can't be replaced by online shopping.

Suburban Square has added a handful of new retailers in recent months, bringing high-end furniture, infrared skin treatments, and outdoor apparel to the popular Ardmore shopping center.
The new and incoming tenants — which include Patagonia, Skin Laundry, and PopUp Bagels — mark a stride for the shopping center as owner Kimco Realty aims to “diversify” its offerings in the age of online shopping.
Built in 1928 as one of America’s first outdoor shopping centers, Suburban Square was long anchored by the department store Strawbridge & Clothier, and later Macy’s. After Macy’s shuttered that store in 2017, Kimco Realty embarked on an effort to make the mall a destination for the “experience economy” — stores that can’t be replaced by online shopping, like hair salons, gyms, restaurants, and specialty retailers.
Suburban Square customers can now get an eye exam, an ear piercing, a haircut, a spray tan, and a workout all without leaving the shopping center.
The opening of Coulter Place in January at 115 Coulter Ave., Suburban Square’s first apartment community, introduced 20,000 additional square feet of ground-floor retail space. New Balance, Sugared + Bronzed, and Rhone are among the retailers there.
Here are some of the new stores that have opened in Suburban Square this spring, and some others that are on the horizon.
What’s new?
New Balance
Sneakerheads are saying New Balance has “shed its ‘dad shoe’ reputation” and joined the forefront of streetwear culture. New Balance opened a new store on Feb. 19 on the first floor of the Coulter Place apartments.
Patagonia
Outdoor apparel brand Patagonia opened its Ardmore location at 61 Anderson Ave., next to Brandy Melville, on April 17. Patagonia sells apparel and gear designed for the outdoors, from down parkas to swimsuits, and touts its commitment to environmental stewardship. As of November, the company had over 100 stores in 45 countries. The Ardmore store marks the brand’s first in the Philadelphia market and second store in Pennsylvania (after Pittsburgh).
PopUp Bagels
Instagram’s favorite bagel store hit Suburban Square this spring, drawing droves of fans eager to try viral hot bagels and signature schmears. PopUp Bagels opened its first Philly area store at 10 Coulter Ave. on March 20. The bagel chain — known for its “Grip, Rip, and Dip” model — is a fast-growing phenomenon with a buzzy social media presence and a loyal Gen Z following.
Ardmore is PopUp Bagels’ first Philadelphia-area store. Franchisee Brian Harrington has said he plans to open shops in Center City and Marlton in the near future.
Rhone
Rhone, a “performance-driven” men’s and women’s outdoor apparel brand, opened its doors on March 13 at Coulter Place. Founded in 2014, Rhone sells athletic apparel, outerwear, and office clothing made with proprietary technical fabrics like GoldFusion and DreamGlow. The brand, which started as an online retailer, has majorly expanded its retail operation in recent years.
Skin Laundry
Skin Laundry, a global skincare clinic that offers a menu of facials and laser hair removal treatments, opened on Feb. 20 at Coulter Place. Unlike typical spa facials, Skin Laundry centers infrared light in its treatments to “penetrate beneath the skin’s surface” and target breakouts, redness, and hyperpigmentation. Suburban Square is Skin Laundry’s second Philly-area location after Rittenhouse Square.
Sugared + Bronzed
Spray tan and hair removal salon Sugared + Bronzed opened at Coulter Place on March 9, marking the company’s first location in the Philly suburbs and third in the metro area after Rittenhouse Square and Northern Liberties. Sugared + Bronzed offers sugaring, an alternative hair removal treatment designed to be gentler than waxing, and spray tanning.
The company says it delivers a “sunless glow” by misting customers with a sugar beet-derived solution that gradually darkens in color. The Suburban Square Sugared + Bronzed offers the company’s full product line, including sunless tanning lotion and exfoliating scrub. Customers can also book $15 appointments with trainees on select days.
What’s opening soon?
Arhaus
Luxury furniture company Arhaus will open at 71 St. James Place in the fall. Arhaus sells an array of home furniture and decor and describes its products as “sustainably sourced” and “built to last.” Arhaus also has locations in King of Prussia and Marlton, making Ardmore its third location in the Philadelphia area.
Barry’s
High-end workout studio Barry’s is set to open on the ground floor of Coulter Place sometime this year, though a specific date hasn’t been announced. Barrys’ high-intensity interval training workout combines treadmill sequences with weightlifting. Ardmore will be Barrys’ second Philly-area location after its original studio in Rittenhouse, which opened in 2019.
Boll & Branch
Luxury home textiles brand Boll & Branch is opening at 40 Coulter Ave this summer. The New Jersey-based retailer sells 100% organic cotton sheets, comforters, blankets, and other household products. Ardmore will be Boll & Branch’s first Philly-area brick and mortar.
Ernesta
Custom rug retailer Ernesta is set to open at 41 Coulter Ave on Monday. Ernesta’s Ardmore location is part of a major expansion for the rug retailer, which was founded in 2022. Suburban Square is Ernesta’s first Philly-area location. The company’s mission is to deliver “designer quality,” custom-size rugs to customers in as little as two weeks.
On
Swiss shoe and sportswear company On is set to open at 46 St. James Place in the former Elizabeth Johns bridal boutique this fall. On sells apparel for road and trail running, as well as hiking, tennis, gym, and lifestyle gear. The Ardmore store will be On’s first Philadelphia-area location.
