Pat Croce asks $7.95 million for Main Line estate

A Main Line estate that just hit market for $7.95 million is the property of one Pasquale William Croce Jr.

He's better known as Pat. Yes, that Pat Croce.

No, he's not leaving the area, said listing agent Lavinia Smerconish of Fox & Roach in Bryn Mawr.

"They're staying in the area. They're downsizing," said Smerconish, whose husband, Michael, is the well-known media personality. "... He's a Philly guy."

Croce's rapid rose to fame and fortune began with serving as conditioning coach for the Flyers and trainer for the Sixers, then building a chain of sports fitness centers, and winding up as Sixers president, before launching into all sorts of other endeavors, from penning motivational books (I Feel Great and You Will Too!) and doing radio and TV gigs, to starting a Florida pirate museum, now the St. Augustine Pirate & Treasure Museum. He also owns a bunch of bars in Key West.

The property, which spans 3.55 well-landscaped acres at 835 Mount Moro Road in Villanova, is listed as a two-story single-family Colonial with 10,625 square feet, including six bedrooms, eight full bathrooms, and a 10-car garage (not just four).

The listing photos reflect his boisterous, adventurous spirit, with bold colors, a tennis court, a pool, a gym, statuary, and even bar chairs with skull-and-crossbones.

There's even an office addition whose six-sided shape is inspired by the sextants used by sailors, Lavinia Smerconish said.

The house is not being sold fully furnished, though furnishings are negotiable, she added.
