"The outdoor space sold me on the place the second I saw it," says the owner of a condo in the Western Union Building in Philadelphia.

When Alex Cole first saw his two-bedroom condo at the Western Union Building, only one thing was on his mind:  "The outdoor space sold me on the place the second I saw it," he said.

The 1,100-square-foot unit includes a private terrace, which itself offers more than 500 square feet of outdoor space.

"All I could imagine is barbecues and parties in the space," Cole said.

Since buying the home in 2013, Alex said the only project he undertook was renovating the kitchen, which now features custom cabinetry, stainless steel appliances, and a glass backsplash.

Now that he has decided to list the unit for sale, Cole said he thinks the condo's location will entice new buyers.

"Anyone who wants to live in Center City will love the easy access you have to all parts of the city from this location," he said. "Oh yeah, did I mention the patio?"

Cole said the proximity to shopping and groceries make the unit especially convenient.

"The neighborhood is close to shopping on Walnut, the Reading Terminal in one direction and Whole Foods in the other," he said. "Also, just a few blocks from Washington Square Park for some quality time in the park."

The two-bedroom, two-bath unit also offers access to amenities of the Western Union Building, which include a fitness center and 24-hour concierge.

The only thing that led Cole to list the unit for sale is his wanderlust, he said.

"I have always moved a lot in my life, and being here for six years is about as long as I have ever stayed anywhere, so it's time for a change," he said. "Since the Eagles won the Super Bowl and with the 76ers being on the right track, I don't feel compelled to stay in the city any longer making sure the teams are doing the right things."

The unit is listed with Stephanie Uff at Berkshire Hathaway HomeServices Fox & Roach for $725,000.
