House of the week: A three-bedroom townhouse in Germantown for $399,000

The three-bedroom, two-and-a-half bath townhouse has been updated, including a renovated kitchen, refinished floors, and a greenhouse.

For Kat and Kyle Psulkowski, their house in Germantown was hardly an impulse buy.

Kyle said that altogether they looked at 86 houses, mostly in Northwest Philadelphia, in about a month and a half in 2017 before making a decision.

“We loved the history of Germantown, the diversity, how green the neighborhood is,” said Kyle.

The couple are art teachers by training, although Kyle is starting a gardening business and installed a greenhouse on the property. Kat teaches at a private school.

They had been renting in Kensington before buying the three-bedroom, 2½-bath townhouse. But now they are moving to Roxborough with their year-old son to have more space.

The living room has a log fireplace with a wood mantel, and the hardwood floors on the first and second levels were sanded and refinished using lambswool.

The kitchen was fully renovated in 2020 with 42-inch espresso Shaker-style cabinets and stainless steel appliances, including a range, microwave, and dishwasher. The first floor also has a powder room.

The bedrooms are on the second floor, with two full bathrooms.

The basement has a laundry room and two finished rooms that can serve as extra bedrooms or home office space.

There is a covered front porch, and the private patio has raised garden beds and the greenhouse.

The Upsal Regional Rail station is just a few blocks away, and the Wissahickon Valley, with its scenic beauty and variety of outdoor activities, is readily accessible.

Total square footage is 1,760.
