On the market: A riverfront condo in Northern Liberties for $575,000

In quiet times, Jill Formichella used to relax in a window seat of her condo and use an app called MarineTraffic to observe ships heading up and down the Delaware.

The app gave details about the ship, where it had been, and where it was going.

When she was giving dinner parties, guests would stand at the windows until Formichella rearranged the living room furniture so everyone got the views, which range from Petty Island to the north to the Ben Franklin Bridge to the south.

Formichella, who works in telecommunications engineering, bought the two-bedroom, 2½ bath condo in the Waterfront Squares Regatta building in 2017 after renting in the complex for two years. She said it was the only unit she would have purchased.

But now, relocated to Austin, Texas, for work, she has decided that the Northeast corner unit is in the rearview mirror.

The living room and dining room have floor-to-ceiling windows and new hardwood floors, and there are crown moldings throughout the unit, even in the bathrooms. The open layout can lend itself to various configurations. A sliding door leads to a large patio.

The kitchen has stainless appliances, granite countertops, and a large peninsula with extra storage.

A pantry and a laundry closet with a Bosch washer/dryer are just off the kitchen.

Each bedroom has an en suite full bath and ample closet space.

Building amenities include one-car parking, a 24-hour concierge service, fitness center, indoor heated pool, and sun deck.

The building has easy access to I-95, Delaware Avenue and the bars, restaurants, and cafés of Northern Liberties and Fishtown.

Formichella adds that the building is pet-friendly and that she enjoys taking her rescue dog to local dog parks or walking him along the riverfront.

The complex was built in 2006 and Formichella’s unit has 1,489 square feet.

It is listed by Bryan Capone of Keller Williams Philly for $575,000.
