On the market: A four-bedroom home with a pool in Collegeville for $699,900

It was getting late in an afternoon of looking at properties, and Jeff Moore was determined to get back home to Philadelphia so he could catch the kickoff of an Eagles-Vikings game.
The lot in Collegeville was fine with him if it was fine with her, he told his wife, Gianna.
Now, 20 years later, as the Moores prepare for an all-out downsizing, Jeff says they don’t regret what seems to be a hasty decision.
Jeff, who works at the food distribution center on Essington Avenue in Philadelphia, and Gianna, a manicurist, built a four-bedroom, 3½-bathroom house on the half-acre lot in Montgomery County.
It was in the Methacton School District and on a cul de sac, making it safe for their four kids to play.
“We had looked everywhere,” says Jeff, who grew up in the city’s Overbrook Park neighborhood. “We got to pick everything. It was nice.”
But now, newly empty-nested, they’re moving year round to their summer house in Margate, a major downsizing. That house is fully furnished, so they will be able to keep very little.
Jeff says he is keeping in mind what a coworker told him: Downsizing is in your head, not your possessions. It’s just stuff.
The Collegeville house, which measures nearly 4,000 square feet, is close to Route 422, the King of Prussia Mall, parks, golf courses, and shopping centers.
The foyer has a towering chandelier, the dining room has crown moldings, and the eat-in kitchen has an island, ample cabinet space, and access to the outdoor deck.
The second floor has three bedrooms, including a primary suite with a walk-in closet and an en suite bathroom with a whirlpool tub and a glass-enclosed shower.
The basement is finished, and the attic could be, too, to provide additional living space.
The house has an entertainment room with a sound system and wet bar. It also has a two-car garage and a pool.
