On the market: A three-bedroom rowhouse in Northern Liberties for $409,900

For Liz and Martin Griffis, the quiet street with bustle just a few blocks away was the attraction.

Liz, an event planner, and Martin, a hospital resident in orthopedics, had both grown up in the Philadelphia suburbs. They were living in West Mount Airy but found themselves going to Northern Liberties frequently for recreation and socializing.

The three-bedroom, one-bath house they found there had the older feel they liked with space out back and touches they appreciated, such as the working fireplace on the first floor and wood floors throughout.

There were also three parks nearby for the two children who would soon arrive. So they bought it in 2017.

But in a little over a year, they will be house hunting again, hopefully for “something with a yard,” says Martin, who will be doing a fellowship in hand surgery and then looking for a permanent job in that specialty.

The house, built in 1917 or 1920 — records vary, Martin says — has an open first-floor plan with original antique red-pine flooring, large windows, and high ceilings.

The updated kitchen is at the rear of the first floor, with new appliances, recently refinished cabinets, and quartz countertops. It leads to a fenced-in patio.

The second floor has new Brazilian wood flooring, a bedroom and a den/office. Off the den, the bathroom has an original claw-foot tub, separate stall shower, and marble dual vanity.

The third floor has two dormer bedrooms large enough to accommodate queen beds. And there is a full basement with ample storage space.

A grocery store is within walking distance, and a full array of shops and restaurants is close by.

The 1,413-square-foot house is listed by Gordon Stein of Compass Pennsylvania for $409,900.
