On the market: A three-bedroom townhouse in Point Breeze for $535,000

Buying a house in Philadelphia’s Point Breeze neighborhood was an easy decision for Michael Montalbano. He had rented in the area for five years after moving to Philadelphia to attend Temple University.

And when the Center City lawyer decided to buy in 2017, he chose the three-bedroom, three-bath townhouse because “I loved the neighborhood and I loved the block.”

“It was an up-and coming neighborhood,” he said. “Just a nice block with a lot of young families, professionals, people who had lived there all their lives. An eclectic group. We look out for each other.”

So he moved in with his brother and his best friend, an arrangement that lasted until 2019 when he met and married Rachel Abramczyk, an endocrinologist. “And I kicked them out,” she says, joking.

Now they’re headed for a home in Radnor to be closer to Abramczyk’s work.

The Point Breeze home was built in 2017 and has four years left on its tax abatement.

The kitchen has a center island, white cabinets, stainless steel appliances, and a subway tile backsplash. A sliding door leads to one of two outdoor spaces.

The primary suite takes up most of the third floor and has a walk-in closet and bathroom with a large tile shower and double sink vanity. There is also a laundry room.

The roof deck has unobstructed views of Center City.

The house is a five-minute walk to the Ellsworth/Federal stop on the Broad Street Subway.
