House of the week: A three-story townhouse in Pennsport for $329,000
Recent improvements include upgrades in the kitchen and bathroom, a new roof, new electric panel, and a finished basement.
The Graduate Hospital and Art Museum areas have long been a magnet for couples settling in Philadelphia, and Lauren Moreno and husband Seth Russell are no exception.
Wilmington native Moreno and Connecticut native Russell are moving from Pennsport, where they have spent about nine years, to a larger home in Fairmount.
Moreno, who runs a creative-marketing agency, said she was immediately attracted to the proximity of their current house to I-95, making her commute at that time easy. She says the move is “bittersweet” because of what they are leaving behind.
Russell, who is in sales for an academic publisher, liked the community feel of the neighborhood and nearby park but is equally attracted to the Art Museum area. And their new home has the bonus of a garage.
The couple bought the Pennsport house in 2013 after renting in South Philly and made numerous renovations, never knowing for sure whether they would be for themselves or a future buyer.
These included upgrades to the kitchen and bathroom, a new roof with a 10-year warranty, a new electric panel, and a finished basement, completed last year.
The first floor has a living and dining area and kitchen with a storm door leading to a patio.
The bathroom and a den/office are on the second floor.
The third floor has the primary bedroom and another bedroom serving as a walk-in closet, which could be converted into a bathroom.
The basement is dry, with high ceilings, and could be used for a gym, rec room, or added living area.
In addition to I-95, the home has easy access to I-76 and public transit. Square footage is 1,260, not including the basement.
The house is listed by Matthew Karlson of BHHS Fox & Roach-Center City Walnut for $329,000.
