On the market: A trinity near Rittenhouse Square for $410,000

The Philadelphia stay for Alex Larkin and her husband, Randy, was all too brief, she says, but eventually they may be back.
Moving down from New York in 2019 after falling in love with Philly over the years, they bought a two-bedroom, 1½-bath trinity near Rittenhouse Square
But with increased work pressures and with COVID-19 making travel more difficult, they have returned to New York for the immediate future with thoughts of perhaps retiring here some day.
People in Philly are nicer, says Alex, a New Jersey native who is in HR. “There’s a family, hometown feel you just don’t get in other cities. The street is pure charm. There’s a nice mix of families. … Some of them have been there for years.”
And she says that Randy, who is from the St. Louis area and in financial services, enjoyed having a patio grill, which is forbidden in New York.
The 878-square-foot trinity is on a tree-lined street and has a living/dining room with a wood-burning fireplace and exposed brick and hardwood floors throughout.
Between a sheltered balcony — the couple enjoyed watching storms from there — and a secluded second-floor patio off the dining area, there is about 200 square feet of outdoor space.
The second bedroom, on the third floor, has an 11-foot ceiling and skylights.
The kitchen, on the lower level, has all new appliances, including a five-burner Viking range and granite countertops.
The house is in the Greenfield School catchment area.
“Even talking about it brings a smile to my face,” Alex says.
