House of the week: A seventh-floor corner condo in Washington Square West for $529,000
The seventh floor unit has large double-pane windows providing north, south, and west views.
Peggy and Doug Hale grew up in Tennessee and spent almost 20 years in south-central Pennsylvania, where Doug was headmaster of a private school. But Philadelphia had long been their choice for where to retire.
“I loved the historical character. I loved walking the streets,” said Peggy, a retired teacher who had good memories of talking about Philadelphia with her students.
They had children and grandchildren in the New York area but didn’t want to move there.
So the two-bedroom, two-bath unit in the Lenox Condominiums in Washington Square West was a natural choice. They bought it in 2015, made some minor improvements, and moved there the following year.
But now they will be moving elsewhere in the neighborhood, dividing time between there and a home they have built in Florida.
The Lenox building probably dates to about 1921, according to real estate agent Tom Smitley, who also lives there.
It is a doorman building with a 24/7 staff and many original features have been retained, including parquet floors.
The seventh-floor unit has large double-pane windows providing north, south, and west views.
The kitchen and bathrooms have been completely renovated, and the kitchen has custom cabinets, stainless-steel appliances, granite countertops, a Bosch dishwasher, and an LG refrigerator.
The entry hall has custom wood framing and cabinets that provide ample storage space.
The primary bedroom has a bath with custom closets, blackout shades, and a full-sized washer and dryer.
The second bedroom has windows on two walls and a bathroom just off the entry hall.
The building is close to transportation, the Kimmel Center, many gym options, and restaurants, theaters, and Midtown Village.
A lighted and monitored Lenox lot has a parking space for sale separately.
The 1,460 square-foot unit is listed by Tom Smitley of Compass Real Estate for $529,000.
