The Piazza, Ardmore’s biggest apartment complex yet, is officially under construction

The Piazza at Ardmore is set to bring 270 luxury apartments, 30,000 square feet of retail space, and an outdoor courtyard to Lancaster Avenue by 2028.

Ardmore’s newest apartment complex is now under construction.

Crews on Wednesday morning broke ground on The Piazza at Ardmore, a development set to bring 270 luxury apartments, 30,000 square feet of retail space, and an outdoor courtyard to Lancaster Avenue. The project, which was approved by the township in 2021, is set to open in February 2028. It will bring around 480 parking spaces, 108 of which will be available to the public.

“Our family spent decades assembling this block so Ardmore could have this moment, and we can say with certainty it was all worth it. The Piazza at Ardmore is the next chapter of the Main Line,” developer Dan Piazza said in a press release.

The Piazza will stretch along Lancaster Avenue from Greenfield to Ardmore Avenues.

The Piazza family, which runs the Piazza Management Company and owns multiple Main Line car dealerships, initially brought on Fort Washington-based megadeveloper Toll Bros. to complete the project, but the two entities separated in 2024 over a “difference of opinion” and “market conditions that have developed over two to three years with the pandemic and costs increasing.”

Radnor Property Group was chosen as the new developer in January 2025.

The Piazza replaces an Acura dealership and IHOP. The Acura dealership has relocated one block west to the former Infiniti of Ardmore site, now operating as Acura of Ardmore, and the Infiniti franchise has been relocated adjacent to the Piazza Nissan of Ardmore, Piazza said.

The five-story, 548,000 square-foot Piazza will be home to 270 one-, two-, and three-bedroom apartments surrounding a 19,000 square-foot private outdoor courtyard. The building will have a pool, fitness center, coworking spaces, and other high-end amenities.

Piazza said pricing for residential units “is still to be determined” as it’s “too early to determine market pricing for a 2028 opening.”

First-floor retail tenants will include a mix of food and beverage, health and wellness, and “speciality” stores, according to a press release. Piazza said in an email that the development has “generated tremendous interest from prospective retail tenants,” but did not share specific details about which retail tenants could be moving in.

The Piazza joins a handful of new, luxury apartment complexes to go up in Ardmore in recent years, yet its size dwarfs peers such as Coulter Place (131 units), One Ardmore (110 units), and Cricket Flats (77 units).

The proliferation of luxury apartments in Ardmore has been a point of contention in the Main Line community, with some residents lamenting increased traffic and changes to Ardmore that they feel are out of line with the community’s suburban character.

Yet business leaders and township officials say mixed-use retail and residential buildings in Ardmore’s downtown core are critical for the community, which battled high business turnover and frequent commercial vacancies for decades prior to 2000.

The township’s Ardmore Master Plan, published in 2023, calls for the creation of “vibrant and healthy neighborhoods that are walkable and transit-connected.”
