The Philadelphia region is a diverse place with a wide range of housing types, community vibes, and town amenities. Typical home prices similarly vary.
The multiple listing service Bright MLS considers 11 counties in Pennsylvania, New Jersey, and Delaware to be part of the Philadelphia metropolitan area.
Chester County, Pennsylvania’s wealthiest, had the highest median home sale price in March — $536,875. That was about $252,000 more than the median sale price in Philadelphia.
So what can $540,000 buy in various communities across the region?
A townhouse with skyline views






Listing agent Laura Bonesteel loves the natural light that streams into this Point Breeze townhouse, which has south-facing windows.
“Even on a rainy day, it feels really nice and bright,” said Bonesteel, who is with Coldwell Banker Realty.
The kitchen has a large window above the sink, quartz countertops, a marble backsplash, and an island with seating.
The back door opens to a paved, fenced-in patio.
Two bedrooms and a bathroom are on the second floor. The primary suite takes up the whole third floor, aside from a wet bar on the way to the roof deck. The bathroom includes a double vanity and glass shower. And the bedroom has a Juliet balcony.
“You can get nice views from the roof deck, of course, but being able to get them from your bedroom is just amazing,” Bonesteel said.
From the roof deck, you can see not only skyline views but also fireworks at Citizens Bank Park, she said.
The finished basement includes a full bathroom, storage, and flexible space.
“You get a lot of bang for your buck” in terms of square footage, Bonesteel said. “For a first-time homebuyer, it can be a really great starter house.”
The home is minutes from Wharton Square Park, Chew Playground, and the restaurants on and around Broad Street.
The property was listed for sale in January for $549,000. The listing price has since come down to $540,000.

The space — and spaces — on this property in Limerick Township make it stand out, said listing agent Kristen J. LaNoce-Thompson with Keller Williams Realty Group.

In addition to a one-car attached garage, the property has room for many more vehicles in the large driveway.
Next to the driveway is a 12-by-35-foot shed, which the current owner turned into an office. Most of the shed is living space, but there’s also room for storage.

An enclosed backyard patio with a wall-mounted TV extends the home’s year-round living space.
A buyer looking for a neighborhood that’s not cookie-cutter might like the home’s location. “Every house on that road is different,” LaNoce-Thompson said.
The street, which is near Route 422, “has a very private feel to it,” but “everything that anybody would need is very close,” she said. That includes local schools, a community park, and the restaurants and shops on nearby Ridge Pike.

A house in a desirable location






This home is in a desirable neighborhood in a desirable town, said listing agent Mike Scannell with Weichert Premier-Haddonfield.
“From a Realtor’s prospective, it’s location, location, location. I want to find clients the best location,” he said. And this house in Cherry Hill’s Glenview neighborhood is in “a great location.”
The community has strong schools and safe neighborhoods. The home is near parks, restaurants, and shops.
The four-bedroom house has seen a lot of interest from prospective buyers, especially because the supply of homes for sale in the area is historically low. The property has been well maintained and is ready for a buyer to move in.
“If you have a nice house in a nice neighborhood priced right, it doesn’t last long,” Scannell said.
This house includes hardwood flooring, a gas fireplace in the living room, and recently replaced heating and cooling systems. The owners added new ceiling fans and lighting throughout the home.
The kitchen has granite countertops, new vinyl plank flooring, and a double oven. Off the kitchen, skylights bathe an eating area in natural light.
