House of the week: A two-bedroom condo in Spring Garden for $379,000

The building dates back to the late 1800s, and has a shared backyard.

If someone were looking for a sign that they had picked the right home, it would be tough topping Lou Fabian’s experience when buying his bi-level condo in Spring Garden.

Fabian was in the midst of buying the two-bedroom, 1 ½-bathroom unit when he learned the seller was an old high school friend.

A Bucks County native, Fabian was returning to his roots and family when he bought the 1,063-square-foot unit in 2020 after a decade in Colorado. He had been a mountaineering instructor there in addition to his other jobs: digital consultant and operator of a renewable-energy nonprofit in Bolivia.

“I liked the architecture and the layout,” he said, “the big windows and high ceilings.”

He had also always wanted to come back to the Spring Garden and Fairmount area, and he found many more entertainment and shopping offerings than when he had left.

The seven-unit red brick building, dating to around 1890, is on a tree-lined street and has a shared back yard.

Fabian’s unit has eight-foot entrance doors at the top level, crown molding, hardwood floors, recessed lighting, and a kitchen with granite countertops and stainless steel appliances. There is a powder room on top level.

The bedrooms are on the lower level, with large closets, a full bathroom and a washer and dryer.

The unit has exposed brick arches and, in the living room, a functioning wood-burning fireplace.

The building is a short walk from the SEPTA Broad Street Line, neighborhood grocery stores, shops along Fairmount Avenue, the Ben Franklin Parkway, and the Art Museum.

The unit is listed by Sarah Logiudice of Compass Realty for $379,000.
